Guide · End of Tenancy

The end-of-tenancy checklist agents actually use.

A void is judged against one thing: the check-in inventory. Miss the oven, the limescale or the inside of the cupboards and you invite a deposit argument — and slow the turnaround to the next tenant. Here's the room-by-room standard inventory clerks check against, so a property is handed back with nothing to dispute.

01

Kitchen

Where most check-outs are won or lost.

  • Oven, hob, extractor and filters degreased inside and out
  • Fridge, freezer and appliances cleaned inside, defrosted and wiped down
  • All cupboards and drawers emptied and cleaned inside and out
  • Worktops, splashbacks, tiles and grout descaled
  • Sink and taps descaled; waste and plughole cleared
02

Bathrooms & WCs

Limescale and mould are the usual fail points.

  • Bath, shower, screen and tiles descaled and polished
  • Toilet cleaned and disinfected, including behind and the cistern
  • Basin, taps and mirrors descaled and streak-free
  • Extractor fan, grout and sealant cleaned; mould treated
03

Living areas & bedrooms

The details a clerk looks for.

  • Skirting boards, sockets, switches and door frames wiped
  • Inside and top of wardrobes and cupboards cleaned
  • Light fittings, picture rails and cobwebs dealt with
  • Marks removed from paintwork where they lift cleanly
04

Floors, windows & finishing

The last-look items.

  • All floors vacuumed and hard floors mopped
  • Carpets cleaned where required (a common check-out condition)
  • Interior windows, sills and frames cleaned
  • Bins emptied and cleaned; property left fresh

Why the details win voids.

Cleaning is the most common reason deposits are disputed — and the only one entirely within your control. A void that photographs clean against the inventory turns around faster, keeps landlords happy and keeps your team out of deposit adjudication. That's why every U Spaces end-of-tenancy clean is done to this checklist and handed back with a photo report — read more about our end-of-tenancy service.

Common questions.

Will an end-of-tenancy clean get the deposit back?

A professional end-of-tenancy clean gives the tenant the strongest possible position: the property is returned to the standard recorded at check-in, and we provide a photo report so agents and landlords can see the work was done. Deposits ultimately turn on the check-in inventory and fair wear and tear, but cleaning is the single most common reason deposits are disputed — and the easiest to take off the table.

How long does an end-of-tenancy clean take?

It depends on the size and condition of the property, but most one- and two-bedroom voids are completed in a single visit. Give us the address and access details and we'll confirm timing so it fits around your check-out and the next tenant's move-in.

Do you clean the oven and carpets as part of it?

Yes. A deep oven clean is included as standard — it's one of the most-checked items — and carpet cleaning can be added where the tenancy agreement or inventory requires it. We'll confirm exactly what's in scope before we start so there are no surprises.

Do you provide proof the clean was done?

Yes. Every end-of-tenancy clean comes with a photo report, so you and the landlord can see the standard was met without re-inspecting the property yourselves — useful evidence if a deposit is ever queried.

Which areas do you cover for end-of-tenancy cleaning?

We cover Essex, Hertfordshire, Kent, Suffolk and Cambridgeshire, including Chelmsford, Brentwood, Colchester, Basildon, Watford, St Albans, Cambridge, Ipswich, Maidstone and Ashford. Send us your next void and we'll confirm availability for the postcode.
